IMG_0770“Should we wait until spring to list our home?” I hear this question all the time, and it is a very reasonable concern. Conventional wisdom says to at least wait until the ball drops in Times Square, but I tend to disagree.

Traditionally, April has been my best sales month…and it makes a great deal of sense. Being The Jersey Shore Specialist, a large percentage of my clientele are 2nd-home buyers. These clients are buying homes close to the beach and they want to be in their houses in time for the start of summer. The 2nd-home buyers also may want to wait to buy until it gets closer to summer, so that they are not paying for a home for months before they will probably start to get use out of it. Additionally, I get the primary-home buyers around this time that want to be in their homes before school starts.

However, you might be surprised to find out that my next best sales months – year after year – have always been December into January, and this year has proven to be no different. This is the reason I would tell you to put your house on the market when you are ready – especially if you are ready when so many others are putting it off.

Let’s examine some of the advantages of listing your home during the winter season:

  1. Less Competition. While so many others will be waiting until spring to list, you will have less inventory to compete with. Less inventory means your home has a better chance of standing out. And, reduced inventory typically means higher prices.
  2. More Motivated Buyers. There are less buyers shopping for a home in the off-season, but these buyers tend to be more serious. There are many more “lookers” in the springtime, but many tend to be just that…lookers. So, you will be showing your home less often in the off-season (which will put less strain on your family), AND the people who are looking at your house will be more likely to be in a position to present an offer.
  3.  Emotional Purchase. Winter weather makes buyers start to pine for anything that reminds them of warmer days…what better to do that than a look at the beach. Emotional buyers will be more apt to pay a higher price.
  4.  It’s Summer-Rental Time. The holidays are over and people are booking their summer vacations. Wouldn’t you like to be the smart one to have your home listed when some of these renters decide that it’s more advantageous to buy than to pay the high rental fees?
  5. Economy. The economy is on the upswing and mortgage rates are at an all-time low. There are many more buyers out their now than there have been at this time of year in the past several years. With more buyers and less inventory for them to choose from??? Well, I’m sure I don’t have to educate you on the laws of supply and demand.

So, do you list your house in the winter? I say, whenever you are ready is the right time to sell. Price it right and hire the right realtor, and it will sell no matter what the time of year. But, listing your home in the off-season can provide many advantages to getting your house sold faster and at a higher price.

Labor Day (600 x 405)Aaahh…Labor Day Weekend at the Jersey Shore. So many claim it to be the last weekend of summer, and recognize it with an air of melancholy. But, that’s simply not the case. Personally, I acknowledge Halloween as the end of summer at the Jersey Shore…even if that’s not the “official” end. In fact, those few weeks that follow Labor Day are potentially the best times. It gets a bit less crowded, the weather is not too hot and not too cool (still great beach weather), the kids go back to school so routines return, and there’s a freshness in the air that is invigorating. So, don’t be sad about summer coming to an end. If you live at the Jersey Shore, you still have plenty of “summer” to look forward to.

If you are down the shore this weekend, here is a sampling of some events you don’t want to miss:

  • Garden State Wine Festival: Saturday (8/30) and Sunday (8/31) from noon -5pm, Garden State Wine Growers will be hosting the Wine Festival at Allaire Village in Wall Township.
  • Spring Lake Art Walk: The Spring Lake Chamber of Commerce hosts their Labor Day celebration Art Walk down Third Avenue on Saturday, 8/30.
  • Monmouth Park BBQ & Craft Beer Festival: Celebrate everything barbecue at Monmouth Park Racetrack on Saturday (8/30) and Sunday (8/31). Enjoy ribs, pulled pork, and brisket served up by some of NJ’s best barbecue joints. Then cool off in their beer garden.
  • Manasquan Labor Day Celebration: A concert by “Moonlighting” will begin at the Main Beach at 7:30pm on Saturday, 8/30. It will be followed by a gala fireworks display.

But, whatever you do, don’t think of this weekend as the end of Jersey Shore fun for the year. There’s plenty to do and much to look forward to in the weeks to come. The following weeks bring the Feast of San Gennaro in Belmar, Red Bank’s Street Fair, the Tough Sander on the beach at Pier Village, Long Branch’s 39th annual Clearwater Festival, Make A Wish Foundation’s annual Beach Ball at Bar Anticipation, and so much more. So, come to the Jersey Shore ~ where the fun never ends!

2014 Tough Sander Course MapTough Sander? Think of it as an easier form of a “tough mudder” held entirely on the beach…and a whole lot of fun! Although similar to a “tough mudder”-type race with various obstacles, it is strictly an athletic event held on the beach, testing your strength and endurance. The obstacles include running, jumping, lifting, crawling and climbing on the beach, and an optional component of swimming in the ocean. A new feature this year is the “Fun Run” after the main race for ages 7 and up.

The race will take place on the beach in Pier Village, Long Branch on Saturday, September 6th, and is open to both individuals and teams. Thanks to the Beach Replenishment Project, this year’s course will be expanded and improved.

The Tough Sander is a charitable event in support of the 15-40 Connection, which funds work that empowers people to recognize potential cancer symptoms and advocates for their care, so that they may benefit from the life-saving advantages of earlier cancer detection. The 15-40 Connection is a non-profit organization dedicated to raising the awareness and educating individuals to check themselves for cancer and take assertive action in response to persistent health changes. The survival rates of people who get cancer between the ages of 15-40 has shown little improvement in the past 40 years. Delayed diagnosis is an important culprit of this problem.

Watch Barb talk Vacation Homes on Open House NYC!

People typically want a vacation home for two reasons. One is to build lifelong memories with their families and the other is to have a place to get away from the routine and stress of their daily lives.

For obvious reasons, location tends to be more important to the vacation-home buyer than the house itself. When I ask people what they want in a second home, their answers more frequently than not, have nothing to do with the home. They want to be on a golf course, on the river, near the ocean. They want a water view. They want easy accessibility to NYC, Philadelphia, or Princeton. They want to be in a location that has a quaint Main Street.

House “wants” also tend to be quite different.

  • The number of bedrooms matters, because they want to be able to entertain their friends and family. And, let’s face it…when you buy a vacation home, you discover friends that you never knew you had before. But, unlike a primary home, the size of the bedrooms and the number of bathrooms aren’t as big of a concern.
  • Other “wants” include items such as a pool, a tennis court, an outdoor shower, a front porch, a balcony.

I am often asked what the hot locales are. Well, my answer is really dependent on what the desires are of the person asking the question. Each town on the Jersey Shore has its own uniqueness.

  • If you want a house on the ocean, you won’t be able to find one in towns like Brielle or Rumson. But, if you want to dock your boat on the river in your backyard, these are the perfect spots.
  • Spring Lake and Ocean Grove are towns that are easy to bike around.
  • Long Branch offers a large selection of condos/townhouses on the oceanfront, while Sea Girt offers single family homes only.

There are some great benefits to owning a home at the Jersey Shore.

  • Easy accessibility to metropolitan areas means that you can make spur of the moment decisions to go to your vacation home…no pre-planning is necessary. Also, commuting is very easy if you work in NYC. You can take a bus, the train, a ferry, or even a helicopter!
  • Almost any type of fun activity is within reach, regardless of which town you decide on. Beach, surf, golf, walking trails, boating, water skiing, fishing, dining, shopping, nightlife, etc. It’s all yours for the taking.
  • And, finally, you may find that renting your vacation home will help to offset some of the costs when you are not using it.
